MANUFACTURED homes

Manufactured homes have unique structural differences than site-built homes. For example - in some manufactured homes, the floors may hang out beyond the width of the home’s I-beams. If steel outriggers aren’t attached to the I-beams to support the weight of the extended floors, the walls could separate from the roof (known as crowning), and cause costly repairs. This is just one example of the unique aspects of factory-built homes.

Single family homes

The most common type of inspections we do, single family home inspections are highly recommended. With a comprehensive home inspection report in hand, buyers can negotiate repairs or pricing, protecting their investment and gaining peace of mind. For sellers, home inspections provide an opportunity to prepare their property for sale and address any issues ahead of time. Ultimately, these inspections ensure transparency, safeguarding both buyers and sellers throughout the real estate transaction.

MULTIFAMILY

Another commercial category is apartment homes - also known as multifamily properties. These inspections can cover one or multiple units, up to the entire building.

COMMERCIAL BUILDINGS

A commercial property can include office spaces (co-working spaces, office buildings, etc), retail/hospitality spaces (shopping centers, restaurants, cafes, etc) and land. By establishing the lifespan of each aspect and utility, real-estate managers can get a better understanding of the hidden costs they will have to put up with on top of the property price tag before they can start making a profit. This can include things like repairs, utility upgrades, and more.

MISCELLANIOUS

We also can inspect your other miscellaneous properties including sports facilities, warehouses, garages, barns, flex spaces, and more.

INSPECTION TYPES

  • For those purchasing a home, we come and inspect the home from top to bottom, making sure everything is up to code, safe, and in order so you can have peace of mind knowing your purchase is sound. We look at everything from quality of maintenance/repairs done, safety issues, code violations, and all the little things that you may not notice upon your walk-through as a potential owner.

  • Although we are most commonly hired by potential home buyers, we are also available for those who are selling their homes. This is not required to sell a home, but it can be helpful to know before listing what repairs are likely to be requested, and what needs done for your home to be in the best shape possible for selling.

  • It is also common to request a re-inspection. Many times buyers will ask the sellers to make repairs prior to the sale of the home. Before the contracts are signed, another inspection may be requested by the buyer to insure that not only are the repairs actually done, but that they are done either professionally, or done well.

  • Also known as the 11-month inspection, or end of year inspection, this is often asked for by homeowners of a “new-build” house. New houses have a one-year warranty and if addressed within the year, the builders will cover/fix any blemishes, flaws, or issues found within the year. (The home warranty will note anything that is covered.)

STRUCTURAL SYSTEMs

This includes the exposed areas of the basement/foundation, crawl space, grading & drainage, walkways & flooring, wall & ceiling structures, attic space.

ROOFING

The roofing material/install, flashings and skylights, gutters, drainage and chimney flues and other roof penetrations are all inspected where visible.


ELECTRICAL

The main electrical panel/sub panels, service entrance, branch circuits, connected devices and fixtures, visible distribution wiring, smoke & carbon monoxide detectors, accessible outlets (ensuring GFCI-protection), switches and lights.


PLUMBING

This includes fixtures and faucets, water supply systems, drainage and waste systems, vent systems, water heater, sinks, toilets, bathtubs, showers, flues & chimneys and any sump pumps or fuel storage & distribution systems.


HEATING/VENTILLATION/AIR CONDITIONING

Furnaces, exhaust & venting, air flow and distribution, thermostats. Central air conditioning and evaporative cooling systems are tested (this requires the weather to be above 60 degrees outside, and the systems to not be winterized), whole house fans and unitary room cooling systems.


APPLIANCES

Dishwasher, garbage disposal, range hood, range/oven, cooktop, microwave, trash compactor, bathroom exhaust fans, garage door opener, etc.


INSULATION

Insulation levels in the attic, crawl space, garage, basement (where visible), and attic/crawl space ventilation.

All inspections are considered limited visual inspections. If the inspector identifies a more costly repair to the home, we will also recommend the appropriate professional who should be contacted to further evaluate and make repairs.
